This 277-unit condominium project was built on the banks of the Saint Lawrence River at the principal access to Nun’s Island, an affluent residential community neighbouring downtown Montréal. Zoning regulations limiting building height to six floors necessitated a linear building form in three phases enclosing a large traffic-free landscaped courtyard opening towards the river-shore and Mount Royal. Each phase offers panoramic views to the river, Mount Royal and downtown Montreal in standard units ranging in size from 650 to 1600 square feet.
The low-rise massing and the developer’s desire for a sophisticated high-end market led to the development of particular housing typologies to respond to issues of views, light, and privacy. Façades are modulated to provide each unit with corner views. Phases 2 and 3 feature custom-designed penthouses with private landscaped roof terraces.
The horizontal structures are expressed in copper-coloured brick, natural and black aluminum punctuated by expansive glazed surfaces and projecting windows. Towards the courtyard, richly coloured loggias animate the building’s expression. Each phase features a double-height common salon intended as an informal and relaxed meeting place for residents. These spaces traverse the building width providing punctual transparency from the street to the courtyard.
